REAL (Real Estate Asset Ledger), a real estate crowdfunding company based in Singapore, has announced the launch of its Token Sale, allowing users to invest in global real estate using cryptocurrency. This initiative marks a significant application of blockchain technology in the traditionally inefficient and illiquid real estate sector.
Project Overview: Real Estate on the Blockchain
The REAL platform leverages Ethereum smart contracts to tokenize real estate assets. By issuing ERC-20 tokens (REAL), users can exchange them for economic rights to specific properties, known as REAL Property Participation (RPP). These RPPs represent partial ownership or income rights, enabling holders to earn rental income and capital appreciation. Profits are distributed in Ether (ETH), and RPPs can be traded or sold on the platform, enhancing liquidity.
The team aims to disrupt traditional real estate investment by eliminating intermediaries, improving transparency, lowering entry barriers, and simplifying cross-border tax issues. Investors can start with any amount, democratizing access to property markets. The platform charges a 10% fee on all property profits. For instance, if a property generates 1,000 ETH in rental income, REAL retains 100 ETH as commission.
Token Sale Details
The REAL token sale is structured in two phases: Pre-Sale and Crowdsale.
- Pre-Sale: Begins on August 24, 2017, lasting 24 hours. Open only to contributors of more than 100 ETH, with a hard cap of 100,000 ETH.
- Crowdsale: Runs from August 14, 2017, 7:00 PM UTC to August 31, 2017, 7:00 PM UTC. Soft cap is 200,000 ETH; once reached, the crowdsale closes within 36 hours. Hard cap is 400,000 ETH. Total token supply is 100,000,000 REAL (including pre-sale and crowdsale).
Tokens are ERC-20 compliant and will be distributed via smart contract within seven days of the crowdsale's end.
