As TSMC speeds up production plans in Arizona, some senior engineers in Hsinchu are selling Taiwan properties to prepare for long-term U.S. assignments or migration, raising concerns about a quiet shift in the local housing market.

TSMC’s accelerated production roadmap in Arizona is starting to echo in Hsinchu’s housing market. A growing number of mid- to senior-level engineers in Taiwan’s tech hub are reportedly selling local properties as they prepare for long-term assignments in the United States or possible family relocation, with many of these transactions happening quietly through internal company circles and personal networks.

Listings emerge in Hsinchu’s most sought-after districts

According to property blogger “Mai Cuo A Ming,” who shared the trend on the “Mai Cuo A Ming Knowledge+” page, many of the homes being sold are located in Zhubei High-Speed Rail Special District, Guanpu Redevelopment Zone, and Jieshou section, all core areas of the Hsinchu market. These homes are generally newer and in good condition, making them some of the more attractive units available.

He said the sales are not being driven by urgent cash needs or short-term speculation. The move is better understood as asset reallocation tied to long-term U.S. plans. In his view, this is a “gray rhino” for Hsinchu real estate: quiet for now, easy to overlook, but potentially meaningful if the pattern expands. Because many deals are completed within company communities or alumni-style circles, the broader market may not immediately register the shift.

Arizona buildout increases demand for overseas staffing

TSMC’s Arizona investment totals $165 billion and includes six wafer fabs, two advanced packaging facilities, and an R&D center. Its first fab, Fab 21 Phase 1, entered mass production in the fourth quarter of 2024 using 4nm process technology, with yields said to be in line with those in Taiwan. The second fab has been completed, equipment installation is scheduled to begin in 2026, and mass production has been moved up to the second half of 2027. A third fab is aimed at 2nm and more advanced nodes, with production targeted before the end of this decade.

The scale of that U.S. expansion reflects AI chip demand, geopolitical pressure, and the policy push behind the CHIPS Act. It also means more Taiwanese engineers will be needed on site for extended periods. As overseas assignments become a more standard career path for senior technical staff, the supply-demand balance in Hsinchu’s premium residential market may begin to shift.

Old assumptions about endless demand face a test

“Mai Cuo A Ming” argued that the trend does not automatically point to a housing price collapse in Hsinchu. What may be changing, though, is the old market assumption that almost any asking price could find a buyer. In its place, the market may move toward stronger case-by-case differentiation, with pricing becoming more selective as high-quality inventory comes back into circulation.

He said the direction of this trend depends on the scale of TSMC’s future U.S. expansion, how welcoming U.S. immigration policy remains toward highly skilled engineers, and the relative return expectations of housing markets in Taiwan and the United States. If two of those three factors continue to favor staying in the U.S., selling in Taiwan to buy in America may become more than an occasional case.
