Latvia may roll out tokenization rules by H1 2027, with commercial real estate first

Latvian Economy Minister Viktors Valainis said the country could have rules for real-world asset tokenization in place as early as the first half of 2027, with commercial real estate seen as the most likely starting point and government bonds also on the priority list. He made the remarks in a CoinDesk interview published on Oct. 25 and conducted on the sidelines of the UN:BLOCK fintech conference in Riga. Valainis said the Ministry of Economics is working with the central bank, the finance ministry and industry representatives on the framework, though a government assessment originally due by Oct. 1 is still ongoing. He said anti-money laundering remains a central concern and that the government wants to be fully confident the model is transparent and understandable before implementation. Valainis also said around 40 companies are applying for Markets in Crypto-Assets, or MiCA, licenses in Latvia, and noted that the government is working on allowing personal tax payments in crypto. Separately, he reiterated his personal support for a small national Bitcoin reserve, while saying no approved proposal or purchase timeline has been set.

Latvia targets H1 2027 launch for RWA tokenization rules, with commercial real estate and government bonds prioritized

Latvia plans to introduce a regulatory framework for real-world asset, or RWA, tokenization in the first half of 2027, according to Economy Minister Viktors Valainis. He said commercial real estate could be among the first use cases under the planned regime, while government bonds are also being treated as a priority area. The proposal is still being developed by the Economy Ministry together with the central bank, the Finance Ministry, and industry representatives. Valainis also said an assessment of the legal changes needed for the framework, which had originally been scheduled for completion by Oct. 1 this year, is still ongoing. The update points to continued policy work rather than a finalized rule set, with the legal review not yet complete.

Latvia passes crypto tax overhaul, plans to allow tax payments in crypto from 2027

Latvia’s parliament passed legislation on Oct. 15 to change how cryptocurrency is taxed, according to Techub News citing CoinDesk. Under the new framework, taxation will no longer be applied to every individual crypto transaction. Instead, tax will be charged on the portion of withdrawals from a crypto investment account that exceeds the amount originally deposited. The law also creates a one-time declaration process for holders who want to settle past tax obligations. They will be able to file between April 1 and May 31, 2027, and resolve prior liabilities at 10% of the market value of their assets at the end of 2026. Payment will be due by July 23. Latvian Finance Minister Dejus said the measure is intended to help holders who bought crypto years ago but cannot prove their original purchase records. Latvia also plans to allow taxes to be paid in cryptocurrency starting in 2027, though the payment provider and the list of eligible cryptocurrencies have not yet been disclosed.

Latvia Targets 2027 Crypto Tax Payments as Parliament Rewrites Investment Tax Rules

Latvia is moving toward allowing residents to pay personal taxes with cryptocurrency, with Prime Minister adviser Didzis Dejus saying the system could be in place as early as next year. He told CoinDesk at the UN:BLOCK Fintech conference in Riga that the Finance Ministry has agreed to the plan, although technical integration with a payment provider is still pending. The proposal is part of a broader effort to attract crypto companies and investors, support tokenization of assets such as real estate, and present Latvia as a fast-moving fintech center. At the same time, Latvia is changing how crypto investments are taxed. Parliament passed legislation on Oct. 15 that taxes withdrawals from crypto investment accounts only when they exceed deposited amounts, replacing a model that taxed individual trades. The law also creates a one-time declaration mechanism for past holdings: investors can settle prior tax liabilities by paying 10% of the market value of declared assets at the end of 2026. Declarations will be accepted from April 1 to May 31, 2027, and payment will be due by July 23. Dejus said the measure is meant to help people who bought crypto years ago and no longer have records showing their original purchase prices.
